Buying repossessed property in Cardiff
See the story behind every listing. Cancel any time in the trial.
Cardiff recorded 160 repossessions in the 12 months to June 2026. That is about 42 per 100,000 residents. It is the highest number of any council in Wales.
Those homes sit inside a housing stock of 159,300 dwellings. Cardiff is the capital and the largest city in Wales, with 381,516 residents. Most people don't know the buying rules here differ from England.
Wales has its own property tax, its own tenancy law and its own landlord register. Each one affects a repossessed home you plan to let or live in.
This guide covers the numbers, the areas, the Welsh rules and the buying process for repossessed property in Cardiff. Plain English. No padding.

How many repossessions are there in Cardiff?
Cardiff had 160 repossessions by county court bailiffs from July 2025 to June 2026 (Ministry of Justice local authority data, Apr–Jun 2026). That covers mortgage, private landlord and social landlord repossessions.
Measure | Cardiff |
|---|---|
Repossessions, 12 months to June 2026 | 160 |
Repossessions per 100,000 residents (12 months) | 42 |
Repossessions per 100,000 dwellings (12 months) | 100 |
Share of all repossessions in Wales | 18% (160 of 910) |
Mortgage repossessions per 100,000 mortgaged households (Q2 2026) | 23.1 (typical council: 11.8) |
Private landlord repossessions per 100,000 private rented households (Q2 2026) | 61.5 (typical council: 29.1) |
Per-resident and per-dwelling rates are calculated from MoJ counts, ONS mid-2025 population and Welsh Government dwelling stock (March 2025). The "typical council" figure is the median across England and Wales.
Here's what that looks like on the ground. About three Cardiff homes are repossessed every week. Mortgage and private landlord repossession rates both run at about twice the typical council.
Fewer claims, more repossessions
Cardiff's mortgage possession claim rate was 30 per 100,000 mortgaged households in Q2 2026. That is less than half the typical council's 68. Yet its mortgage repossession rate is about double. Repossessions today reflect claims made months earlier, and a high share of Cardiff's claims end with the bailiffs.

Here's what the stock tells a buyer of repossessed property in Cardiff:
- A bigger rental market than the rest of Wales. 17% of Cardiff homes are privately rented, against 14% across Wales. Landlord repossessions make up most of the flow.
- Prices sit well above Wales. Cardiff averages £272,000, close to the UK's £273,000. Wales averages £216,000.
- Flats are the cheapest way in. Flats average £161,000 and prices were flat over the year. Terraces and semis rose 3.2%.
- Rents are high for Wales. The average Cardiff rent is £1,179 a month, 39% above the Welsh average.
Wales is different: the rules that change the deal
Repossession law is the same in England and Wales. The rules for buying, letting and owning are not. Check each of these before you offer.
Land Transaction Tax, not Stamp Duty
Wales charges Land Transaction Tax (LTT). For a main home, there is no tax on the first £225,000. If you already own a home, higher rates apply from the first pound. Since 11 December 2024 they start at 5% up to £180,000 and rise to 8.5% from £180,000 to £250,000 (Financial Reporter).
Occupation contracts, not tenancies
The Renting Homes (Wales) Act 2016 replaced tenancies with "occupation contracts" from 1 December 2022. Tenants are now "contract-holders". If you buy a repossessed home with someone living in it, you take on their occupation contract and its rules.
Rent Smart Wales registration
Every private landlord in Wales must register with Rent Smart Wales. A landlord who manages the property themselves must also hold a licence. Plan for this before you let a repossessed home.
Council tax on empty homes
Welsh councils can charge a council tax premium on long-term empty homes. Repossessed homes are often empty for months. Check Cardiff's current premium and how long you have before it applies.
Transport: the South Wales Metro and Cardiff's rail lines
Cardiff has a dense network of local rail lines radiating from Cardiff Central and Queen Street. The South Wales Metro is upgrading them.
- Core Valley Lines electrified. Electrification was completed in March 2026 after a six-year, £1bn programme (Transport for Wales). It covers the Treherbert, Aberdare, Merthyr, Coryton, City, Rhymney and Cardiff Bay lines.
- New tram-trains. 36 Class 398 tram-trains are due to enter service from spring 2026, starting between Pontypridd and Cardiff Bay.
- Coryton line. Serves Heath, Birchgrove, Rhiwbina and Whitchurch in north Cardiff.
- City line. Serves Ninian Park, Waun-Gron Park, Fairwater and Danescourt in west Cardiff.
- Rhymney line. Serves Heath High Level, Llanishen and Lisvane.
- Vale lines. Run through Grangetown towards Penarth and Barry.
What that means for buyers: these upgrades improve lines that already exist. Value a repossessed home on the service it has today, not on future timetables.
Where to find repossessed homes in Cardiff
Repossessed houses in Cardiff follow the shape of the city. Flats cluster in the centre and the Bay. Victorian terraces fill the inner ring. Post-war estates sit on the edges. Here's what each area typically offers.

|---|---|---|---|

Roath, Penylan | CF23, CF24 | Victorian terraces and converted flats. | Queen Street, Heath Low Level |
Splott, Adamsdown, Tremorfa | CF24 | Terraces at the lower end of city prices. | Queen Street |

Canton, Riverside | CF11, CF5 | Terraces and converted flats. | Ninian Park, Cardiff Central |

The wider city region matters too. The Vale of Glamorgan, Newport, Caerphilly and Rhondda Cynon Taf are separate councils. Their repossessions do not show in Cardiff's figures. The Vale's private landlord repossession rate was 78 per 100,000 in Q2 2026, higher than Cardiff's.
How repossessed property reaches the market
- Estate agent listings. Lenders instruct local agents. Listings rarely say "repossessed". Look for "sold on behalf of the mortgagee" or "mortgagee in possession".
- Property auctions. South Wales auction houses sell lender and receiver lots. Legal packs are online before the sale.
- LPA receiver and fixed charge receiver sales. Receivers sell buy-to-let homes for lenders, often with contract-holders in place.
- Bank and lender asset managers. Some lenders use specialist asset management firms rather than high-street agents.
- Deal feeds. Platforms like Repolist track repossession, receiver and auction listings across Cardiff in one place.
How to buy a repossessed house in Cardiff: step by step
Buying repossessed property in Cardiff follows the normal conveyancing route. The seller is different, and so are the Welsh rules.
- Get your funding in place first. Lenders favour proceedable buyers. Have a mortgage agreement in principle or proof of cash. Auction buyers need bridging finance or cash for completion, usually within 28 days.
- Work out your Land Transaction Tax. Check whether higher rates apply. On a £180,000 flat, the higher rate alone is 5% of the price.
- View the property in person. Repossessed homes are often empty for months. Check for water damage, stripped boilers, missing kitchens and damp.
- Read the legal pack or ask for the title. For flats, check lease length, ground rent and service charges. Check for any occupation contract in place.
- Check licensing. Register with Rent Smart Wales if you plan to let. Check whether the address needs an HMO licence.
- Commission a survey. A Level 2 survey suits most semis. Use a Level 3 for Victorian terraces or damaged homes.
- Make your offer in writing. The selling agent must pass every offer to the lender. Lenders have a duty to get the best price reasonably obtainable. Expect the home to stay on the market until exchange.
- Move fast to exchange and insure. Gazumping is common with repossessions. Insure from exchange. Empty homes need specialist unoccupied cover.
Are repossessed houses in Cardiff cheaper?
Sometimes. Not always. Lenders must aim for market value. Discounts usually reflect condition, speed or an occupation contract in place. At auction, competition can push prices above the guide.
Risks and tips for Cardiff buyers
The main risks are Welsh tax and tenancy rules, condition and empty-home costs. Here's what to check.
Risk | What to check in Cardiff |
|---|---|
Land Transaction Tax | Higher rates start at 5% on additional homes. Budget for it before you bid. |
Occupation contracts | A buyer inherits any contract-holder in place. Check the contract, deposit protection and rent paid. |
Rent Smart Wales | Registration is required to let. Self-managing landlords also need a licence. |
HMO licensing | Student areas like Cathays and Roath have many HMOs. Check the council's HMO licensing rules for the address. |
Empty-home council tax | Long-term empty homes can attract a premium. Check how long the home has stood empty. |
Cladding and service charges | City-centre and Bay blocks. Ask for the EWS1 form, remediation status and service charge account. |
Auction fees | Buyer's premiums and admin fees sit on top of the hammer price. Read the special conditions. |
One more tip. Track the same postcode for a few months before you buy. You learn what repossessed stock actually sells for, not what it is guided at.
